Flooding - Villamartin and Playa Flamenca

Hi, I am deciding whether to buy a property near the ravine near Costa Golf Villamartin it is sandwiched between the motorway and the ravine. Would appreciate any information.

Does the area suffer from flooding, I know the ravine is there to take away heavy storm water so probably a stupid question but I assume that the ravine is so deep that it does not flood.

Also does the ravine smell at all?

The ravine will be bone dry for most of the year, so will only smell if it has become an impromptu rubbish tip (unlikely I would imagine). I presume you will be going to see the property / location before you buy, so you will be able to check it out yourself. Need I say, don't take the word of the estate agent! When the rains come I would be very surprised if it floods. I have a place down the road in Los Dolses, and although the road outside literally becomes a river in heavy rain it all drains away very quickly and dries out again.

Probably not much help but there it is.

have had a place near the ravine in playa flamenca for over 5 yearsand never seen any serious flooding; when it does rain heavy it seems to be able to handle it :
