completed in july with promosol/golf invest.just returned to the uk today after 5 days dealing with air con,tv.pool,etc.what would you like to know.regards wayne
We are buying through Golf Invest. You say you have completed. Was this the original date, or was your build delayed? Has most things been straightforward for you? Is Promosol the company you bought from? We bought through Parador. Things seem to be going ok so far, our completion date is June next year.
Someone has told us buildings are delayed because of the drought this year. Have you found this to be the case?
Hope you don't mind me asking. Is your property ok?
spanishgirl we were shown house by euroselect, golf invest are the promoters and promosol are the builders.our completion date was mar 05 and we were invited to complete in may 05 but delayed until july because it suited us.normal hiccups on completion day eg no bankers draft at orihuela still at guardamar.it was a festival day in ori and everyone wanted to party at 12.00.furniture arrived from uk bang on time 15.00 but the builders decided to tarmac the road that day.locks changed (builders could only find 3 keys) and so it goes on.all in all we enjoyed the experience and most people were really helpful.our urb of 30 houses is mostly residential so our neighbours are looking out to our house.if you want to know anything specific please come back.you did not say where you are buying.was in el raso last week and there was plenty of activity with the varying groups of builders.wayne
Thanks for the info. We bought thru Golf Invest, the builders are Oroval. Our property is a two bed/two bath villa. We are on Phase 6.
Is yours a holiday home, or do you intend settling there? We are hoping to retire there next July.
We have heard that the complex of shops at the entrance to the site are more or less completed. Do you know anything about this? Are you on the same site as us, or are your properties different from ours?
If you have any tips, hints, etc, do let us know.
We are going over later this month to see how the property is coming along, and can't wait to see it again.
Regards.
Hi Wayne & Spanish Girl
Thanks for the replys. We are buying through Masa but the builder is Zapata. We are buying a Garza 2 bed villa on phase 5. We are coming over on 26th - 28th November to choose the kitchen plus the floor and wall tiles etc. We were talking to a couple who live in a Garza on an earlier phase and they said that the commercial centre on the right (at the island looking towards the main road) will be open for Xmas. They told us that there will be a bank and shops/bars and that a Chinese had taken 5 units there but we dont know anymore. The other side of the island is suposed to be another commercial centre, again not sure though. The area does need it as there is nothing round there for existing residents apart from the restaurant on the main road round the corner and then either Guardamar or Quesada. We are happy with our purchase so far and Masa negotiated a deal via the builders for us on the stage payments which suited us. The property is due for completion next July however we dont want it till at least September so the builder has also agreed to wait until then for the completion money. As we will not be living in it for the next few years we are not bothered if it is delayed further, that would suit us even more. Everything seems great at the moment and I have no complaints with either the builder or the agent. We do already have a 2 bed apartment in Los Altos which we now have on the market. Most people may think that we must be mad buying off plan again, even we said we would never do it again especially as we had so many issues with the previous builder and agent but we wont let that bad experience put us off. We still dont know if it would have been better hanging on and getting a resale perhaps next year but whats done is done and at the moment we have no regrets. Do either of you know of any other forums. I have been on expatsportal which has been set up for residents of El Razo but the guy who set it up still hasnt replied and it looks as if I am the only one who has posted since it started. Billy no mates or what.

Hi Wayne
Thanks for that valuable info. I put el raso residents in google but the only thing I could find was the expatsportal and not the site you mentioned. Would you be so kind as to give me the full address so I can have a look.
Thanks

You say that you are selling a property. Can I ask you what rate your estate agent is charging. I have heard that this can range from 5 to 10% of the property value.

Hi Wayne
Thanks for the link, I have been on and looked through all the posts and am just waiting for my membership to be approved and then I can start asking questions.
Paddy W - Are you really ready for this - Almost 20% - Now that you have picked yourself up of the floor I will explain. I wont go into too much detail as this is not the property for sale section. We decided what we thought was a fair price and then signed up and didnt know how much the agent was adding until we saw it on the internet, I know, how stupid of us. We have contacted them to voice our concerns and they have told us that they dont need to get this amount as it leaves room for negotiation. Our theory and concern is that as it has added approx 24,000 euros to the asking price is that we will never sell in 12 months of Sundays let alone a month of them. We hope they prove us wrong but dont hold our breath. We are obliged to stay with them until March but we will then look at selling privately if we can so we can offer it at a bargin price compared to the agents price. If we have no luck we have decided to rent it out long term and see what comes of that. Thank God we are fortunate enough to have more than one option.
