  • Quickest & cheapest way to sell property

    Dear All,

    I have a 4 bedroom villa in Los Altos and need to sell by end of year. Can anyone give practical advice on the quickest & cheapest way.

    Agents, auction, free-ads etc...

    Please no agents, just people with recent sales succes would be great. Obviously the market is tough and aware need to price well, but not prepared to pay high commissions.

    One agent wanted 13%, this can't be right surely

    Any advice would be much appreciated

    Easybuy charge approx 200 euros upfront our neighbours sold with them. We sold a previous apartment through either idealista or segundamano (both online and free) not sure which site buyer came through. We got quite a few calls but it was 2 years ago. Fotocasa is good as well.
    We have a friend who is an estate agent and basically you tell them what you want for the property and they add what they think they can get away with onto the price. Our last apartment we wanted 145,000 euros which we got private, but one agent had it up for 157,000 and another for 160,000!

      I would try online such as Easybuy. Agents from what I have heard and seen do naff all and add anything up to 20% on top of what you want. Leaving you with little or no chance of getting a viewing let alone a sale. They just rely on pot luck from a punter who happens to want a property in your area near relatives or friends.
      If you really want to sell get about 5 quotes
      then pitch your asking price a few grand lower. You have to be realistic it is a BUYERS market.

        Quickest and cheapest way to sell a house

        Try sticking a "SE VENDE" sign up with your telephone number on it, and see if you can sell it yourself. If you did though, always make sure you watch every move of the person who came to view it. Some people just come in to steal. They may seem really nice but be careful if you take this route.

          I can see a lot of "experts" in the real estate market....

          There is no perfect way of selling property. The quickest today is to go down in price.

          Agents in Torrevieja area might charge you anything from 10-20%
          If you choose an agent. You will most likely have to sign an exlusive contract with them.
          An agent that havent got exclusivity with you are likely not to bring any clients to you.
          Ask 4 or 5 agents over and ask what price they would seem reasonable and also what they would charge. That would give you a good idea what your house is worth.
          Remeber that it is the buyers market and your house is not worth what you want for it. Its only worth what people are prepared to pay for it.

          Internet is a good option. There are several sites that will let you put an add up for free. In todays market a whooping 90% of todays customers is using internet as their first filter when searching for property. Problems for the individual is thats since their listings are free, their listing comes at the end of all search results.

          If you price your property correctly and is ready to accept offers, you can sell it rather quick. The demand is actually much higher than what people think. The problem is the high prices and people are not ready to pay for it.

              hi spanish b can you send me on some more info and pics of the villa please....

              my parents last year bought one that had a se vende sign on it in Montilla 3 and my sister bought hers the same way...

                Thanks for all your replies I have advertised on Property for sale in Spain/Bulgaria - Costa Blanca | Costa del Sol
                Ad Number 028725. But will probably go with easy buy or just big SE VENDE signs, it's just off the N332, Los Altos, Maria Blanca so hopefully should get some good coverage.
