    I apologise in advance if this posting is on an unsuitable forum. I live and own in Orihuela Costa, not Torrevieja, and I want to leave the area, not buy into it. For many reasons, I have come to loathe this area and I hate it here.

    I wish to sell up here and move on. I appreciate I am not alone and I am so keen to move away, that I am prepared to let the house go at below market value.

    Can anyone recommend an effective estate agent who does not pile on a huge commission please ? I say this because the commissions are often so high as to deter potential purchasers.

    Try putting your own "SE VENDE" sign up with your telephone number on it and a price? But just be careful if you show anybody around, keep your eyes on them at all times.

        Go to Dolphin Properties at Villamartin you will be charged realistic commission and John Price will tell you the price your property will sell at

        I have just bought from him he is as fair with buyers too he listened to our requests and within 2 days he had shown us a property which had been on the market for 2 years at an unrealistic price with another estate agent

        I know this doesn,t happen all the time t'would be an ideal world if it did but his pricing was exactly right for the current market so because he listened he knew which client to show it to within 48hrs of taking this property on he had sold it

          Hi Gal,

          My friend runs Costa Blanca Property, Spanish Property Sales, Selling Spanish Property Costa Del Sol, it's a website where you can list your property for a one off payment then deal directly with the buyers - therefore not low commission but 0 commission. Friends of mine managed to seel their apartment there within about 6mths after having it on the market for ages previously and no luck.

          Worth a try I'd say.

            That site has a Google PR of zero and an Alexa ranking of nearly 1.7 million.

            No-one is going to see it.

            Waste of money, better off using a proper agent.

              I would rent out, not sell...

              I would try to sit out the current credit crunch. If you don't want to live here, perhaps get a good letting agency to take care of business for you. I think that short term (1-3 years) the prices will continue dropping, but long term (6+ years) there will be millions of old people who wish to retire down here at the Costa.

              It is going to be a rough ride for many. Especially those from Ireland and the UK who according to the OECD also has a property market that is about to burst.

                Or if you definately want to sell and want a good reliable agent who charges a fair price try Rachael at Costa Villas in Blue Lagoon, tel 670473117. She runs this business on her own and is well established and well known. Worth a call IMHO.

                  Try Ian at Property Choice in El Raso. Typically 3% commission I think, which seems pretty reasonable.

                  Torrevieja villa and apartment rentals and sales from propertychoice estate agents on the costa blanca spain.

                    Letting is a good idea but only if you can afford that option if that is what you decide to do I can put you in touch with a reputable property management rental company.
                    No it is not me before my move to Spain I worked in Property Management so have a few contacts
                    The agents are only as good as their reputation and advertising

                      Commission rates are a real hot potatoe and many of us who are on this forum either work for or know an agent, as I do.
                      The thing to realise is that you know realistically below market value in the current climate what you will accept for your property and stick with it.
                      The issue is where does the buyer come from, this is the relevant issue for agents, If they come from a UK agent or exhibition or good website they will all want a slice of the cake, therefore commission rates can seem greedy.
                      My advise is know what you will accept and give the details to as many agents as think can move it including whatever they want, so long as one of them gets a buyer at the price you want do not even think about how much they may or may not be getting.

                        If you get an agent, they will want to have exclusive sale right, and my recommendation would be to sign an exclusive contract with an agent.
                        If you have it on the market with 10 differnet agents (and all with there sales signs up) None of them will bring clients to you. The commision they charge should be in the sales contract you sign with the agent, then you can decide if you feel the commission is to high or not. Bear in mind that teh commission is not something that should be added on top of what you are selling it for.
                        I.e. If you are selling for 100K and the agent charges you 10%. you will only get 90K.
                        Basic maths, but Im still surprised that there are so many that doesnt understand it
