has anybody had the pleasure of a President of their community that has totally lost the plot with the community rules and the Horizontal law, everything is to the letter of the law withoutr any common sense etc etc , everything is becoming an issue

our community has gone absolutely nuts over the lst 6 months or so, our president must be a decendent of either Franco, Benito or Adolf
i wont mention which gender she is :>) but theres mayhem on a regular basis

Q. other than vote her out next summer is there anything else we can do, i know about 1/4 of the community percentage to call for a EGM ?

YOu need 1/2 of your community for an EGM and if you are not satified with La Presidente (which I am told is correct for a female) you will need someone to take over is your vice willing to do that. You could speak to your administrator and get advice that is what you are paying community fees for

Being guilty of two out of three (Female and a Presidente) but not having lost the plot (hopefully), I can answer your question.

Yes you are correct that you need 25% of owners to call an E.G.M. and this would be the only way to oust an unpopular President I am afraid. You do as Gal says, need someone to take her place. Best to make sure that this is possible before you start the action as an Urbanisation with a President who does not want the postition, will be much worse than what you have believe me.

Have you tried getting a few of you together and talking to her, rules have to be there agreed but sometimes they can be bent. Everything, and I mean everything needs to be passed by the majority of owners at an A.G.M. or E.G.M. so that you all know where you are.

I must admit it is difficult pleasing everyone indeed impossible, we recently had an owner build something that other owners are not happy with. Half the Urbanisation are against it but I am called Hitler by the ones who think that they should build/do as they like, when it is not me objecting but looking into it on behalf of a lot of owners.

Most people who are in position of looking for votes would not make the statments just read.
Maybe the point about the president needs reviewing (if this is the case) is acceptable but the general hatred with reference to gender confusion and political leader simularities is bang out of order. We have lots of nationalities on this site who wish to enjoy the forum together but along comes these people who wish to upset everyone. Go away!

Thay are people who get a bit of power and it goes to there heads, on LOMAS DE CABO ROIG , we have a president & vice president who thinks the rules dont apply to them and he can do what ever thay likes, then tell everyone thay can change the rules to suit themself,

Think that you are generalising a bit here. There are many Urbanisations across Spain who are happy with their President and Committee (but I would think others not!).

I, and the Vice President put a lot of time and effort into our Community and most owners appreciate this. We don´t have any power at all just carry out the wishes of the Community, we is what we are elected to do.

Have you thought of applying for the position yourself at the next Annual General Meeting? If you are not happy and that is the general consensus of the owners on your Urbanisation then 25% of you can get together and call an E.G.M. and elect someone you are happy with

yes you are right some presidents do a good job and spend a lot of there time makeing sure things run well,
BUT thay are the one who say rule dont apply to then, & do as thay want, on LOMAS DE CABO ROIG, thay have rules for residents, and rules for people who only use it for holidays,
we have had some good presidents, but at the moment we have got a bad president & vice president both s--t in the same pot,

Lomas de Cabo Roig

Not quite sure what area of Lomas de Cabo Roig you are on Smarty, but I'm also from there and our President is an absolute gem and I have never experienced any difference by those using their properties as residences or holiday homes.

Have you lost the plot bob, the origanal post does has anyone know a president so bad, my answer is yes i do , which I posted, if you took the time to read post you would see that I have said that some presidents do a good job spending there own time makeing sure things run well, but thay are others who dont, I think one that inforces the rules to the letter is better than one that thinks rules dont apply to them,
