  • urbanization rules

I want to start up a chat about urbanization rules as we have a AGM in September and for our first meeting last year just after the urb was finished we used standard ones supplied by the administrator. I just want to find out some details from established urb's over how strict or lax you need to be.
As Starters these are 3 of the problems we have. Taking into account we have a 50/50 split between live in owners and holiday lets.

    1. Existing rule. Shower before using pool. No kids in nude. no lilos. no jumping or diving. No glasses on poolside. If you smoke take an ash tray with you to poolside.

Actuality. From homeowners 98% do it.
From holidaymakers I'm on holiday, clear off I can do what I want.

This tends to annoy the owner occupiers especially those who have been hit on the head by someone. They also feel that they won't be coming back so a poo floating around isn't their problem.
Best one so far is sitting in a floating armchair smoking a fag with a can of lager.

Being a reasonable person I wonder if having a set time say 11 - 3 O clock where Lilos could be used and kids could jump on each others heads with impunity then we could enforce the other rules to the benefit of the owners who could swim outside that time. Any comments welcome including don't be an idiot.

    2. Is it okay for a person to use up 6 parking spaces to store his business equipment including diggers and trailers or is this being unreasonable on his part.

    3. Due to holidaymakers using the urb would it be better to leave the urb gates open during the day as it is normally to much trouble for them to lock them when they go out and the electonic gates have had 2 burnt out motor's due to being forced because they had forgotten or not been given a key fob.

I am not running down my urb as it is a lovely place to live, but I feel that some urb's must have the right balance and it would be better to find out by asking than repeat past mistakes.

Do you want to say which urbanisation you are from ?
Mine is Jardin del Mar XIII .
Unless you say many potential respondents might think you are already speaking for them.

        pool use - community rules

        can anyone advise:
are there definitive spanish laws regarding pool usage? presumbaly a residencial pool would thus have the same laws as say a benidorm hotel?

then can the community draw up its own rules

what do you mean about "insurance" relating to lilos? - is there an exclusion in the insurance policy? as an insurance person I would be very interested in reading (sad case!) an insurance policy pertinent to a community - is such available perhaps on a website perhaps?

I can very much understand rules relating to bottles, cans, food etc around the pool but I am less sure about rules relating to in effect, what you can do in the water (apart of course from go to the toilet!)

        any guidance appreciated.

Thanks for the info beastess I have read your problems about presidents it doesn't sound good. Luckily we have a very good president. I don't think the urb address is needed as this is only a general inquiry before our 2nd AGM where problems encountered during the first year can be ironed out hopefully for the benifit of all the owners both those living here and those renting after all if the pool gets polluted then we will all suffer. As for lilo's I don't know what the answer is but I will be getting family visiting next year and will find it hard to refuse my guests if the pool is full of them.
The other problems are minor apart from the damage done to the gates which of course has to be paid for by all of us.
